First of all - sorry but it's not all listed on the MLS like residential real estate. These canny commercial brokers have their own lists of listings called exclusive listings. Some get posted on MLS and some on subscription based websites which are dependent upon realtors and landlords to update them. Guess what! They all don't. It's a hodge podge of some current, some outdated and some missing entirely. The only way to find them all is the old fashioned way. Find out what the client wants and his or her rental rate range and call or email each and every broker and landlord rep in the target area. And guess what they don't all call back or even email back - so one has to call again or email again. Done correctly it's an arduous job and not one that can be delegated because agents like to talk to agents and only agents really know what questions to ask. Moral of the story. Don't depend on online websites. Get an agent to dig it up for you. And while you are at it have them track down not only the listings but make sure you get a tenant rep. Landlord reps work for landlords and tenants - sometimes on the same transaction - yours! Guess who loses out! Areas served
