Most tenants make major mistakes and sign documents that come back to haunt them. Currently I am accepting a very limited number of clients for my consulting services. Should you be accepted, I will do everything from review your lease and make suggestions as to what you are missing that will cost you money, coaching you through the process up to conducting a full lease negotiation for you. They can literally and legally drain a tenant of their entire net worth and their home if business goes bad and you can't pay rent without compunction and usually without good reason for doing so except you rented space from them. And it's not only if your business goes bad. They can terminate your lease and you lose leasehold improvement dollars and possibly your entire business because they want to make money. Nothing against capitalism but fair is fair. My advice to you is protect your business with an ironclad lease that protects you not your landlord! Don't be unprotected like most tenants...
