A Real Estate Lawyer is essential in ensuring your rights are protected when negotiating a Toronto Commercial Real Estate Office Lease.

The wrong lawyer can be a big mistake. Many lawyers have very limited experience in drafting leases and I have seen leases that have been vetted legally that did not do justice to tenant's interests.

Watch out for small town attorneys with little or no commercial experience.

Will he or she handle your file personally or will it be handled by a junior in the firm?

Will he or she be accessible via phone or email. I have seen lawyers ignore calls and emails for many days.

Remember that although most tenants with a good real estate consultant do not need a lawyer to draw up an offer to lease - that clauses should be inserted into the offer to lease or letter of intent that allow a lawyer to approve the language used in the offer especially if you do not have an experienced real estate consultant.

Landlords and their agents are experts in negating legal input after an offer or letter of intent is accepted by both parties and will tell you that you don't need legal help at this time. You may not but you do need language that allows your attorney to do his or her work.
