Landlords often offer complimentary space planning to Tenants who were considering one of their buildings. These Planners are hired by the Landlords and each Landlord has his own Planner. The result of this system is that the Planners like the Listing Brokers are in a conflict of interest.

They work on the building for the Landlord and not for you the tenant. In addition, different Landlords use different Planners. Since each planner has unique and differing styles, plans are different in each building. It makes it hard for tenants to compare apples to apples.

Recently I worked with a client who liked a building a lot. I had to tell him that we would have to find another building because my planner found that this building did not work for him. He wasn?t pleased as clients fall in love with buildings, but mistakes in business are like mistakes in marriage. Very costly.

Another time, our planner said the space didn't work. The landlord wanted the deal so much he had the building planner draw up another plan to try to squeeze my client into the space.
